What you’ll be doing:

Pricing Strategy & Revenue Optimization

  • Short-Term Stays: Develop dynamic pricing models based on demand, seasonality, events, and competitor pricing.
  • Long-Term Stays: Develop pricing structures based on demand, features, and competitor pricing.
  • Adjust weekly/monthly rental rates to balance long-term lease stability with short-term revenue maximization.
  • Optimize rate fences, discounts, and promotions for different stay durations (nightly vs. monthly).

Market & Competitive Analysis

  • Conduct competitor benchmarking for both short-term and long-term rental markets.
  • Analyze pricing trends in co-living, serviced apartments, hotels, and traditional rentals.
  • Track supply-demand fluctuations and recommend pricing adjustments.
  • Monitor customer booking behaviors for long-term vs. short-term tenants and adjust strategies accordingly.

Performance Monitoring & Reporting

  • Track key performance indicators (KPIs) including RevPAR, ADR, occupancy, churn rates, and lease durations.
  • Provide weekly reports, detailing short-term vs. long-term revenue performance.
  • Analyze the effectiveness of long-term leasing discounts, incentives, and renewal strategies.

Collaboration with Cross-Functional Teams

  • Partner with Sales teams to optimize pricing strategies for corporate tenants, digital nomads, and long-term renters.
  • Work with Marketing to create seasonal pricing campaigns, flash sales, and tenant acquisition promotions.
  • Coordinate with Operations to ensure pricing aligns with property availability, maintenance costs, and service levels.

What makes you a great fit:

  • Bachelor’s degree
  • 3-6 years of experience in Pricing, Revenue Management, or Yield Management in hospitality, co-living, or real estate.
  • Experience in both short-term and long-term stay pricing is a strong advantage.
  • Advanced Excel, Google Sheets, and data analytics skills.
  • Strong grasp of demand forecasting, rate elasticity, and rental market trends.
  • Ability to create pricing strategies for different guest profiles (expats, students, corporate stays, digital nomads, etc.).
  • Strong problem-solving and strategic decision-making skills in a fast-paced environment.
  • Ability to communicate pricing strategies to non-technical stakeholders.
  • Detail-oriented with a data-driven, proactive approach to revenue optimization.
